Home remodeling and renovation is a big expense, but it can actually pay off well provided you focus on the right areas in your house. Renovating the right rooms and fixing the right spots doesn’t have to cost a lot. Experts from Calgary Listings, a Canadian Real Estate firm, have shared five remodeling tips with me.  Remodeling kitchens and bathrooms and focusing on outdoor living, spaces will increase your property value for when you plan to sell.

 

1. Update Your Kitchen and Bath

Although kitchen and bath trends are always changing, some styles are timeless. Going for themes such as farmhouse styled doors and cupboards is a safe bet since potential buyers are bound to like them. When you paint, you can either go all white or go for neutral grays. Gray tones offer the perfect blend for relaxation, neutrality and sophistication.

Another tip is to not go overboard with the designs and vibrant colors in your kitchen and baths. If you’re adamant about using them, make sure that it is confined to one wall or corner. Flip through any magazine featuring the latest luxury bathrooms and kitchens, and you will see a variety of beige or gray tones for your kitchen and bath. If you’re looking for something to stand out in these neutral tones, adding a wooden touch can give the bathroom a classic look.

Select quartz countertops instead of granite, since they are more trendy now. Other low budget alterations you can make in your kitchen include building separate cabinets and corners for your microwave, baking ovens, and refrigerators. Cut down on tub installation costs as they are not part of the latest bathroom styles. Instead, go for sleekly designed glass showers that create a contemporary appearance and take up less space.

2. Attention to Details

Small details can make the biggest differences in home remodeling. Experts believe that potential buyers are most impressed by attention to details and corners of the house. The details can make your house stand out from others on the market. This doesn’t cost much and can pay off well in the long run.

One replacement that you want to make is the faucets in your kitchens, bathrooms and outdoors. Installing user friendly and dual functioning faucets not only increases utility but modernizes your kitchens and baths. Replace the current lighting in the rooms with smart lighting. Smart lighting is not only energy efficient but offers convenience to the user. This can convince a potential buyer into choosing your house over the others. Use room corners as bookshelves, bar counters or simply cabinets. This gives you more storage and beautifies your house in general.

3. Charging Stations

The more the merrier! Installing charging stations at multiple points is a must. Whether it’s your kitchen, living room, bedroom, bathroom or even your garage, there will never be enough charging stations. Who wants to put up extensions when you can offer convenience through multiple sockets?

4. Loft Conversion

Probably the simplest and easiest renovation in the house is that of the loft. It is often the smallest yet the most wanted room in the entire house. Upgrading your loft not only offers more space; but, if smartly done, it can be remodeled into a bedroom, studio space, study, or even a movie room for the kids. Kids love it, and adults love it. Why not build upon it to make your house the best selling one on the market?

5. Plan Open Living Spaces

According to customer research, open plan living is a key driving factor for potential buyers to make their purchase decisions. Not only does it add a contemporary look, but it also brings together the whole house, making it a single unit. This is ideal for families with newborns and toddlers where you want your kids to be in sight while you’re doing daily chores. Home remodeling doesn’t always require breaking walls to make spaces seem more open. You can simply add sliding doors or windows that open to your backyard allowing natural light to brighten up your rooms.
